Current cold store development are sub-scale and sub-quality, they will not be able to work efficiently across a 20-25 year lifecycle and typically energy consumption is also high. We are in a unique situation where Capex is being treated almost as Opex because of the desire to reduce exposure and also because current demand may not be enough to do scale facilities.
A big change in thinking lies in moving from the concept of temperature controlled storage location to a facility that can store and move product while maintaining temperature, and ensuring product quality and traceability.
But this will change and at that time the market will have to move towards well built stores that can last a lifetime, and have reduced energy consumption, and are probably highly or fully automated, as is the trend in the West and South East Asia as well.
The inflection point will happen partially once sizes go beyond 10,000 to 15,000 pallets and there will be massive change once we go beyond 20,000 pallet stores.
And while that happens there are interesting things that can be done to make current sized operations more efficient.
